What is a DSCR Loan?

A DSCR loan qualifies based on the income the property generates, not your tax returns or employment history. The lender measures whether rental income covers the monthly payment. Your W2s, pay stubs, and personal debt-to-income ratio stay out of the equation entirely.

DSCR loans are built specifically for real estate investors, with higher leverage, more flexible underwriting guidelines, and terms designed around investment property rather than owner-occupied lending. That means more purchasing power, faster closings, and financing that actually works for how investors operate.

Loans can close in the name of an individual, trust, LLC, corporation, or other business entity, giving you the flexibility to hold investment property in whatever structure best fits your tax, liability, and estate planning goals.

For properties without rental income history, our No Ratio option removes the income calculation entirely. Approval is based on asset value and borrower profile.

Do I need to show my tax returns or personal income?

No. DSCR loans qualify based on the property's rental income, not your personal income. There are no W2s, tax returns, or pay stubs required. The lender evaluates whether the property's cash flow covers the debt service — your personal income stays out of the equation entirely.

What property types are eligible?

Single-family homes, condos, townhomes, and 2-10 unit non-owner-occupied residential investment properties are all eligible. Short-term rentals including Airbnb and VRBO properties qualify as well. For properties with more than 10 units, contact us to discuss available options.

What is the 'No Ratio' option?

The No Ratio option removes the income calculation entirely. Instead of evaluating whether rental income covers the debt service, the lender approves the loan based on asset value and borrower profile. This is ideal for vacant properties, properties being repositioned, or situations where standard DSCR calculations do not reflect the full picture. Maximum 75% LTV on purchases.

What is the minimum and maximum loan amount?

Our minimum loan amount is $50,000. There is no fixed maximum — loans above $5 million are available depending on the property and borrower profile.

Is there a prepayment penalty?

Prepayment penalty options vary depending on the loan structure selected. Options range from no prepayment penalty to step-down structures over multiple years. The right choice depends on your expected hold period and exit strategy — your loan advisor will walk you through the tradeoffs when you apply.

Can I live in my investment property?

No. DSCR loans are business-purpose loans available for non-owner-occupied investment properties only. They are not available for primary residences or second homes. If you are looking for financing on a property you intend to occupy, a different loan program would apply.
