What Is a Portfolio / Blanket Loan?

A portfolio loan - also called a blanket loan - lets real estate investors finance or refinance multiple rental properties under a single loan with one closing and one monthly payment. For investors already holding multiple rentals with separate mortgages, this is one of the most efficient ways to simplify your debt structure, pull cash out across your entire portfolio at once, and dramatically reduce the closing costs you’d otherwise pay refinancing each property individually.

Qualification is based on Debt Service Coverage Ratio (DSCR) - the income your properties generate relative to the debt payment - not your personal income, W-2s, or tax returns. This makes portfolio loans ideal for investors who have complex financials, have hit the conventional 10-property ceiling, or want to stop managing a dozen separate loan payments.

Purchases, rate-term refis, and cash-out refis are all eligible. Long-term rentals qualify on leases or market rent; short-term and vacation rentals qualify using AirDNA data.

Can I use this to consolidate mortgages I already have on multiple rentals?

Yes. This is one of the most common use cases for a portfolio loan. If you currently hold multiple investment properties with separate mortgages, a blanket loan lets you consolidate them into a single loan with one monthly payment. In many cases you can also pull cash out across the portfolio in the same transaction — all at one closing rather than refinancing each property individually.

Can I pull cash out across my portfolio in one transaction?

Yes. A cash-out portfolio refi lets you tap equity across multiple properties simultaneously — in a single closing. This is significantly more efficient than doing separate cash-out refinances on each property, which would mean multiple closings, multiple sets of closing costs, and multiple rounds of underwriting.

Do I need to show tax returns or personal income to qualify?

No. Portfolio loans qualify based on the Debt Service Coverage Ratio (DSCR) of your properties — the rental income relative to the mortgage payment. Your W-2s, tax returns, pay stubs, and personal debt-to-income ratio are not part of the underwriting equation.

What is the minimum loan amount and down payment required?

The minimum loan amount is $225,000. For 1–4 unit properties, as little as 20% down (80% LTV) is required. For 5–8 unit properties, 25% down (75% LTV) is required. A minimum of three properties must be included in the portfolio structure.

Can I include short-term or Airbnb properties in the portfolio?

Yes. Short-term and vacation rental properties can be included and qualified using AirDNA market data or historical rental income rather than a traditional lease. This makes it possible to finance mixed portfolios that include both long-term and short-term rentals under the same loan.

What FICO score and how many properties do I need to qualify?

The minimum FICO score is 620, with flexible underwriting designed for investors with complex credit histories or non-traditional income profiles. A minimum of three properties is required to qualify as a portfolio or blanket loan. There is no hard cap on the maximum number of properties — making this an ideal solution for investors who have exceeded the conventional 10-property financing limit.
